When Should You Check Home Loan Eligibility: Before or After Finding a Property?

Should you speak to a bank before looking for a home, or wait until you have found a specific property?
A useful approach is to do an early readiness check before committing, then perform a property-specific check once you have selected a home. Those stages answer different questions.
1. Before searching: build your own workable range

The objective is not to predict the bank's decision. It is to avoid shopping solely from an advertised monthly instalment or an assumed maximum loan amount.
2. Early bank discussion: understand what is actually being assessed
You may speak to a bank before selecting a property, but ask whether the bank is providing an informal indication, a pre-assessment or processing a formal application. Do not assume the same terminology or validity rules apply across all banks.
Ask what income and commitment information is required, what documents apply to your employment type, what remains to be assessed after a property is selected and whether valuation or purchase documents will be needed later.
3. After finding a property: the assessment becomes transaction-specific
Current Maybank and CIMB home-financing pages include property evidence such as an SPA, booking receipt or booking form among their application materials, alongside identity and income documents. This illustrates why a real application can become more specific once the property and price are known.
Tell the bank about changes since any earlier discussion, including a new job, new debt, a joint applicant or a different purchase price.
4. Before signing or paying: understand the document that creates the commitment
A booking form, offer to purchase, developer SPA, subsale SPA and auction conditions do not necessarily have the same effect. Do not assume a universal rule that a deposit will automatically be refunded if financing is unsuccessful.
If a document or payment will bind you, consider transaction-specific legal review rather than relying on a financing assumption.
5. After the Letter of Offer: move from eligibility to transaction execution
Once an actual Letter of Offer is issued, review the offer, financing amount, conditions and the legal documentation required. The purchase and financing still need to be coordinated.
