A home-loan application can slow down when the documents submitted do not answer what the bank is trying to verify. The exact list varies by lender, product, employment type and applicant circumstances, so use this article as a filing system rather than a universal bank checklist.

1. Separate bank application documents from legal financing documents

Before approval, the bank is generally collecting identity, income, commitment and property information for assessment.

After approval, the transaction may require legal/security documents such as facility agreements, charges or assignments depending on the structure. This article covers the first category only.

2. Prepare identity and property evidence

Current Maybank and CIMB home-financing pages include identification and purchase evidence such as an SPA, booking receipt or booking form among their application materials.

Treat the bank's own current checklist as the controlling list for your application.

3. Salaried applicants

Create an employment-income folder. Current lender materials include combinations of payslips, salary-crediting bank statements, EPF records, employment confirmation and tax-related evidence.

Do not convert one lender's example into a rule that every bank always requires the same number of months.

If you recently changed jobs or have variable allowances, disclose the situation and ask what additional evidence is required.

4. Commission or variable-income applicants

CIMB currently lists commission statements and bank statements for commission earners, while Maybank also lists commission evidence within relevant applicant categories.

Arrange records chronologically. Do not select only the strongest month to create a misleading picture.

Ask the bank how it wants bonuses, overtime, allowances and commissions evidenced.

5. Self-employed applicants

Keep business documents separate from personal income evidence. Current CIMB and Maybank materials include business registration, business bank statements and tax documents for self-employed categories.

Business turnover is not automatically the same as personal income recognised by a lender.

6. Joint applicants

Do not simply add two salaries and assume the application is complete. Each applicant may need separate identity and income evidence.

If the proposed borrower, purchaser and owner names differ, resolve that structure with the bank and lawyer before the purchase and financing documents are prepared.

7. Organise the file clearly and securely

Use clear filenames and an outstanding-document list. Ask whether processing can begin if something is missing.

Send financial documents through authorised channels. Never provide banking passwords, TACs or login credentials.

8. What happens after approval?

Once the Letter of Offer is issued, move to the separate post-approval legal process. Do not use this pre-approval checklist as a list of charge, assignment or security documents.

Do not assume so. Ask what business, tax and account evidence the bank requires for your structure.
