You agree to buy a home for RM500,000, but the bank's financing allocated to the property price is only RM405,000. How much extra cash do you need?

Before subtracting two headline figures, confirm which numbers you are actually comparing. The purchase price, property value used by the bank, total facility amount and amount allocated to pay the seller may not be identical.

1. Start with the actual purchase price

Use the SPA or applicable purchase document, not the listing price. Record money already paid and check whether it is contractually credited toward the purchase price.

2. Separate total facility from purchase-price funding

Ask the bank for the breakdown. Some products may include approved related expenses within the facility. That means the headline facility amount is not necessarily the amount paid toward the seller's price.

Maybank MaxiHome is one product-specific example that describes financing which can include related expenses. It is not a universal rule.

3. Calculate the price gap using verified figures

A simple working formula is:

Purchase price – financing allocated to purchase price = buyer's price contribution.

Illustrative assumptions:

  • Purchase price: RM500,000

  • Bank purchase funding: RM405,000

  • Buyer's price contribution: RM95,000

If RM15,000 has already been paid and is validly credited toward the price, the remaining price contribution would be RM80,000.

This is arithmetic, not a standard financing margin or lender quotation.

4. Keep transaction costs separate

The RM80,000 in the example is a contribution to the purchase price. It does not automatically include legal fees, stamp duty, valuation fees, registration, insurance/takaful or other applicable expenses.

Separate purchase-price payments, sale-and-purchase costs, financing-documentation costs and any approved expenses capitalised into the facility.

5. Ask why the offer differs from your expectation

Ask the bank what drove the amount offered. Do not assume one financing percentage or valuation formula applies to every bank and product.

If a valuation is relevant to your offer, ask the bank how it affects your particular financing amount.

6. When must your own cash be available?

Check the SPA, money already paid, payment dates, bank conditions and the transaction lawyer's completion plan. There is no single deadline that applies to every purchase.

Tell the lawyer early if the financing amount is lower than expected so the payment position and dates can be reviewed.

7. What if you cannot fund the gap?

Do not assume you automatically have a right to cancel or recover the deposit. That depends on the actual purchase document, transaction type and facts.

FAQ

The bank approved RM450,000 for a RM500,000 home. Do I definitely need only RM50,000?

Not necessarily. Confirm how much of the RM450,000 is actually allocated to the purchase price and whether other expenses are included.

Can an amount already paid reduce my own contribution?

If the payment is validly credited toward the purchase price under the transaction documents, it can be taken into account in the price calculation.

Can I cancel if the bank offers less than expected?

Do not assume an automatic right. The legal position depends on the actual purchase documents and facts.
